
Mirvac and Australian Retirement Trust have launched the first stage of SEED, a $1.9 billion industrial and enterprise precinct in the Western Sydney Aerotropolis, after securing the project’s first State Significant Development Approval from the New South Wales Government.
The 39-hectare development forms part of a two-stage precinct spanning 90 hectares of developable land with 42 hectares of adjoining open space, located about 800 metres from the soon-to-open Western Sydney International (Nancy-Bird Walton) Airport.
Mirvac and ART said the precinct is designed to support advanced manufacturing, logistics, aviation-linked enterprises, technology users and other emerging industries, with flexible warehouse and factory-style spaces ranging from 2,500 to 100,000 square metres across 17 future buildings.
“We’ve received strong enquiry from prospective tenants drawn to the location next to Sydney’s only 24-hour airport and the M12 Motorway,” said Richard Seddon, CEO – Investment at Mirvac.
“SEED will give customers the connectivity, capacity and confidence to scale in line with the region’s growth.”
The partners said the project is expected to support more than 3,000 jobs across construction and long-term operations as the precinct develops into a major employment hub for Western Sydney.
Michael Weaver, General Manager, Mid Risk Assets at Australian Retirement Trust, said the development aligns with the fund’s objective of delivering long-term investment outcomes for members while supporting regional economic growth.
Stuart Penklis, CEO – Development at Mirvac, said the approval supports the company’s $2.4 billion industrial development pipeline across prime Sydney locations.
He said the first-stage facilities will feature high-clearance warehouses, high-power infrastructure, 24/7 operational capability and sustainability measures including rooftop solar, LED lighting, recycled water systems and electric vehicle charging.
Mirvac also said the precinct will target environmental certifications such as net positive embodied carbon and minimum 5-Star Green Star standards.
The site is located on Elizabeth Drive with access to the M12 and M7 motorways, linking future occupiers to major transport and aviation networks.
