IVE Group signs major lease at Mirvac’s Aspect Industrial Estate

Mirvac and its industrial partner, Australian Retirement Trust (ART), have secured a new tenant for their 56-hectare Aspect Industrial Estate in Western Sydney, welcoming Australia’s largest diversified marketing company, IVE Group, to a newly leased 44,000 square metre warehouse facility.

The move comes as the estate achieves major sustainability milestones and continues its development progress, with an estimated end value of $820 million. 

Located in the Mamre Road precinct at Kemps Creek, the estate is one of the largest of its kind in the region.

IVE Group’s new purpose-built facility is designed to support the consolidation of operations previously spread across multiple warehouses. 

Richard Seddon, Mirvac’s CEO of Investments, said the lease demonstrates the group’s ability to deliver high-quality, sustainable, and flexible assets tailored to customer needs.

“We are delighted to welcome IVE Group to Aspect Industrial Estate,” Seddon said. “We have created bespoke workspaces to enable them to centralise parts of their business. Consolidating elements of their operations under one roof will create greater efficiency for their packaging and printing processes.”

Michael Weaver, General Manager of Mid Risk Assets and UK at ART, said the fund is confident the investment will deliver long-term value for its 2.4 million members.

“Real estate investments form a key part of our portfolio, and importantly, our investment in Aspect Industrial Estate is growing the local economy while delivering value to our members,” Weaver said. “We’re pleased the development is continuing to progress and see the warehouse for the IVE Group as a fantastic addition.”

IVE Group Managing Director Matt Aitken said the new facility underpins the company’s long-term goals around growth, innovation, and sustainability. “IVE’s investment in the Sydney supersite at Kemps Creek shows our ongoing commitment to innovation and sustainability,” Aitken said. 

“We’re really excited to be partnering with Mirvac and ART to create a space that supports these goals and truly sets us up for the future.”

The estate’s sustainability credentials were also boosted by The Winning Group’s distribution centre at Aspect Industrial Estate, which recently achieved two major environmental certifications. 

The ~66,700 square metre facility has been awarded a 6 Star Green Star – Design & As Built v1.3 rating by the Green Building Council of Australia and certified Carbon Neutral for upfront embodied carbon under the Climate Active Carbon Neutral Standard.

“We are proud of Aspect Industrial Estate’s sustainability certifications,” Mr Weaver added. “We congratulate Mirvac and The Winning Group on the 6 Star Green Star rating and Carbon Neutral certification.”

The certifications reflect several advanced sustainability features, including a 650-kilowatt solar PV system, EV charging infrastructure, and environmental monitoring systems. 

Although these certifications are tied to a specific building, the estate overall is targeting net positive embodied carbon certification for all warehouses.

Harry Boileau, General Manager of Winning Services, said the sustainability achievements at the site align with the company’s broader mission. 

“We are proud that our Kemps Creek Distribution Centre has achieved world-leading sustainability and environmental credentials,” Boileau said. “Our desire to use our business and ecosystem as a force for good is why achieving a 6 Star Green Star rating and Carbon Neutral certification for our largest-ever distribution centre was so important.”

Mirvac’s Richard Seddon said the estate’s sustainability efforts are becoming a key drawcard for tenants. “Our commitment to top-tier sustainability standards has been longstanding at Aspect Industrial Estate,” he said. 

“Achieving a 6 Star Green Star rating and Carbon Neutral certification at The Winning Group’s distribution centre reflects our shared and continued commitment to sustainability and innovation.”

Due for completion in 2027, Aspect Industrial Estate will include 245,000 square metres of industrial warehouse space. 

The estate is expected to create approximately 500 jobs during construction and 1,200 jobs upon completion. 

The first three buildings, totalling around 122,000 square metres, have been leased to major tenants including CEVA Logistics, B Dynamics, and The Winning Group. Construction is currently underway on a further 49,202 square metres across three buildings, with completion expected later this year.
