Colliers has listed a freestanding industrial property at Eastern Creek in Western Sydney for public auction, with price expectations exceeding $8.5 million.

The property at Lot 100 Brabham Drive occupies a 4,179-square-metre site comprising a 1,155sqm industrial facility, a 370sqm drive-through awning and extensive hardstand areas. The property is being offered with vacant possession and is scheduled for auction on 10 November 2026 at 11am AEDT.

Colliers agents Matthew Flynn and Jordan McConnell have been exclusively appointed to market the property, which is located within the established Eastern Creek and Huntingwood industrial precinct.

According to Colliers, the site provides access to the Great Western Highway and is close to the M4 and M7 motorways, connecting businesses with freight routes and population centres across Greater Sydney.

The existing facility includes warehouse, workshop, office, customer service and reception areas, with internal clearances of up to approximately six metres. Eight on-grade roller shutter doors provide building access, while the drive-through awning is designed to support vehicle movement, loading and servicing operations.

The property also features extensive hardstand, parking and vehicle circulation areas. Colliers said the site’s relatively low building coverage leaves a substantial proportion of the land available for external operations.

“Opportunities with direct Great Western Highway exposure and this level of flexibility are increasingly difficult to find across Western Sydney,” McConnell said.

He said the combination of land area, existing improvements and planning characteristics could appeal to owner-occupiers, investors and businesses considering the property’s longer-term potential.

The site is within the Huntingwood West Precinct and is zoned IN1 General Industrial. Colliers said the planning framework allows a range of industrial and employment-generating uses, with additional site-specific provisions offering further flexibility, subject to relevant planning approvals.

Flynn said properties with comparable hardstand and operational capacity were becoming harder to secure in established Western Sydney industrial precincts.

“The ability to efficiently move vehicles, equipment and stock around the site is a significant advantage and one that is becoming increasingly scarce within established industrial precincts,” he said.

The property also has a registered Right of Access and associated easements providing connectivity to the Great Western Highway via the adjoining Shell Service Station.

Colliers expects the property to attract interest from transport and logistics operators, automotive businesses, industrial service providers, equipment sales and servicing groups, warehouse users and owner-occupiers. Prospective purchasers are advised to investigate the property’s suitability for their intended use and any applicable approval requirements.
